Can This Home Be Remodeled or Added To?
This is one of the most common questions from buyers. There are many factors that affect this answer such as location, construction method, floor plan, roof line, zoning requirements and the local jurisdiction's ordinance. Fortunately, planned RITE can look into the property and provide guidance for the client.
Should My Client Remodel, Add On, or Build New?
Clients have a budget and one of the first goals for an agent is to help the client get the best value possible within that budget. Though it is best to involve a builder to dial in pricing, planned RITE is an excellent first contact to see if the existing home has the potential to be the home that the client needs. We understand the importance of LOCATION, LOCATION, LOCATION!
Can We Add a Casita, Detached Garage, Etc?
Fortunately, accessory structures are allowed in many areas of Arizona. Most lots over a quarter acre do allow for at least one more structure but smaller lots often permit them as well. With smaller lots, the first limiting factor is often the max lot coverage percentage. At planned RITE, we can get this information for you and your client.
How Can Buyers Visualize What a Property Could Become?
For a client to fall in love with a property, it is often required that they understand the potential that it has. An initial discussion with planned RITE is an excellent resource in the real estate agent's toolbox to help their client understand what can be done with the lot and/or existing home. The best way to visualize is with 3D renderings, which are provided with all design work that we do for our clients.

Purchasing vacant land with the intent to build a home can be a daunting process. Before a purchase is made, it is vital that the client do enough due diligence to avoid being caught off guard by unknown easements, flood restrictions, or other issues that may affect how they intend to use the property. What Does a Client Need Before Talking Seriously With a Builder?
The dream client for a builder is one that is ready to go! If the client already has a builder that they plan to use, it would be wise to involve them as soon as we begin to design the plans. However, it may be best to wait until plans are completed to bring the completed set to builders or trades for quotes. Click the link below for more information!
How Early Should a Client Start the Design Process?
Depending on the scope of the project, the process of creating building plans to receiving building permits may take well over a year! We recommend that a client start the design process between 12-18 months before they would like to break ground (though smaller projects may only need 6 months). However, too far in advance and building codes may change.
